However it should be noted by potential buyers that the owners of this site are retaining a strip of land along its northern edge which includes a stone outbuilding and timber workshop, both of which were included within the above consent. This effectively means that the current planning permission is compromised and any purchaser making an offer will potentially need to resubmit a fresh application to accommodate this material alteration.

The Plot

The site is part of ground lying to the east of 101 Upper Welland Road with direct frontage onto Upper Welland Road itself. It measures approximately 25.6 metres (84 feet) along its frontage and about 50.29 metres (165 feet) in depth. A strip of ground (together with a small stone outbuilding and timber workshop) running along the rear (northern) boundary which was included in the original planning consent is being retained by the vendor. The new boundaries have now been marked out by the vendor and are indicated by post and rail fencing.


Access

A condition of the original planning consent dictates that a new access into the site has to be created. It should be noted that the owners of the neighbouring property 101 Upper Welland Road will be reserving a right of vehicular and pedestrian passage across the first few feet of this new access where it links to their existing driveway.
